Estimate the inspection cost

What changes the price?

Door count is only the starting point

01

Minimum visit and reporting time

A small number of doors can still require travel, induction, document setup, photographs, quality review and a complete report.

02

Survey depth

A routine operational check is different from a technical survey that reviews gaps, components, evidence, alterations and required performance.

03

Access and occupancy

Flat appointments, escorts, keys, multiple cores, security and repeat visits can exceed the time spent at the doors themselves.

04

Records and deliverables

Creating a new door schedule, labelling assets, reviewing certification and producing remedial data add value and time.

Compare quotations properly

Ask every inspector to define the same scope

  • Door types and exact number included
  • Visual, operational, evidence-review or intrusive scope
  • Measurements, photographs and unique door references
  • Flat-access assumptions and aborted-visit charges
  • Priority grading and remedial schedule format
  • Whether repair specifications or budget costs are included
  • Reinspection after work and any separate charge
  • VAT, travel, parking and out-of-hours costs

A very low price can describe a shorter checklist rather than the same technical service. Compare deliverables, competence and exclusions—not just the effective price per door.

Frequently asked questions

Fire door inspection costs

How much does a fire door inspection cost?

Small sites are often affected by a minimum visit and reporting charge, while larger surveys are commonly priced per door. Scope, access, evidence review and reporting detail can change the effective rate substantially.

Does the estimate include repairs or replacement doors?

No. It estimates inspection and reporting only. Repairs, intrusive investigation, access equipment, design, replacement doorsets and post-work verification must be quoted separately unless expressly included.

Why does access to flats affect the price?

Appointments, failed access, resident communication, keys, escorts and repeat visits can add time. A quote should state the assumed access rate and how aborted visits are charged.

Is a quarterly fire-door check the same as a professional survey?

Not necessarily. The recurring checks required above 11 metres focus on whether doors are in efficient working order and good repair. A technical survey can have a broader evidence, defect and specification scope.

Is VAT included?

No. The calculator presents an indicative range excluding VAT and should not be treated as a quotation.

Pricing basis and limitations

Indicative market model

The model uses a minimum-visit approach and declining effective per-door rates for larger schedules, then applies transparent factors for scope, premises, access, records and urgency. It was calibrated against publicly advertised 2025–26 UK inspection rates, including examples around £25–£40 per door and minimum visit charges. These are not official tariffs or guaranteed market prices.

Always obtain a written scope. Legal inspection frequencies and the competence needed depend on the building, door function, fire strategy and applicable duties.
