Whatever the premises, the assessment should be based on a site inspection, identify fire hazards and people at risk, evaluate precautions, record significant findings and set out a prioritised action plan.

Competence should match the exact premises
Verify relevant experience with your building type and risk profile. Check what the quote includes, whether there will be a site visit, the report and action-plan format, insurance, limitations and support after delivery.
BAFE SP205 is company-level third-party certification for life-safety fire risk assessment organisations. NFRAR records individually assessed fire risk assessors and their competency level. Consider both, alongside direct experience and the complexity of the assignment.
Frequently asked questions
Property-type assessment FAQs
Does every property need the same type of fire risk assessment?
No. The five-step risk assessment method is consistent, but the scope, required competence, evacuation strategy and fire precautions must reflect the premises, its use, construction and occupants.
Can one assessment cover a mixed-use building?
It may be possible to coordinate one assessment, but the assessor must define every area in scope and consider how the different uses interact. More than one responsible person may need to cooperate and share relevant information.
Do domestic homes need a fire risk assessment?
The Fire Safety Order does not normally apply inside a private single-family home. It can apply to common parts of blocks, shared areas of HMOs, workplaces within residential buildings and parts used for paying guests.
How do I choose a competent fire risk assessor?
Match competence to the building’s complexity and risks. Check relevant experience, insurance, report scope and references, and verify both company-level evidence such as BAFE SP205 and individual registration such as NFRAR where applicable.
