Watford offices and rented property need different scopes
Watford Borough Council identifies Clarendon Road and the town centre as important office locations. Its HMO guidance separately calls for property-specific fire-safety assessment. Neither fact tells you the condition of a particular premises: the assessor needs its plans, users and management arrangements.
01Clarendon Road and town-centre offices
A new occupier may control its own suite while the landlord retains the stairs, alarm, entrance and other common parts. Confirm who will assess each area, whether the building has an existing fire strategy and what the occupier has changed during fit-out.
02Watford HMO instructions
The council advises that fire precautions vary with the building arrangement and that an assessment should identify the upgrades needed. A landlord should give the assessor occupancy, storeys, escape layout, doors, alarm records and any licensing correspondence.
03Shops and mixed premises
Where a shop, restaurant or office shares a building with flats, establish the boundaries of the instruction, who controls the shared escape route and whether separate occupiers need to coordinate their findings.
